CashFlow 101- How to Play It
In I Don’t Want to Retire Old and Broke I said how I decided to follow Rich Dad’s philosophies on real estate to escape the rat race and become financially free.
The very first step is to get financially educated. Put down that glossy magazine; throw out that new boat catalog and learn to read financial statements. To be successful in life you need to know how to look after your money.
We actually went as far as employing a successful property investor (who had the same approach as Rich Dad) to mentor us for a while. He helped us find our first rental properties in Auckland. It’s imperative that you start right if you want to build a successful property portfolio.
We also bought the game “CashFlow 101″ , an educational board game which Robert Kiyosaki built to help teach the concepts of passive income and financial freedom, to get you out of the ‘rat race’ forever.
The game takes a bit of figuring out in the beginning. Make sure you have a calculator! As you progress you learn about income statements and how to fill in a balance sheet, and the difference between assets and liabilities.
Firstly, you get given an occupation. You may draw an airline pilot, a nurse or a janitor etc (a tip here..the higher paid occupations have high expenses too and aren’t necessarily the best job to have cash flow wise). The game pieces are coloured rats; you throw the dice and the rats go around the circle (rat race), picking up opportunity cards (much like monopoly…which was Robert’s favourite game!) until you make it onto the fast track, where money is plentiful and life is easy!
The ‘opportunity cards’ are frought with peril…getting downsized, having children, the compulsary buying of doodads (money wasters like wide screen TVs or eating at expensive restaurants) can suck up all your income However, there is the chance to make a lot of money on property, shares and business!
This game can take hours to play and until you learn its lessons, it can even take days! However, once my husband made it out of the rat race and onto the fast track in the first ten minutes! (I recall he did this by having very low expenses and drawing a card which allowed him to buy some cheap shares. The next card allowed him to sell them for a huge profit so he could purchase a high cash flow business which, in turn, gave him a large passive income that covered his outgoings. Financial freedom)!
Playing this game regularly changed our spending and investment habits for life. It’s an entertaining way to learn about finance and turns a ‘dry’ subject into a motivating and fun experience.
Make sure you heed the warning on the box as, in real life, you must deal with sharks as well (tell me about it)! It says:
“Some people have gotten so excited playing this game that they have gone out and made foolish decisions. This game teaches the foundations of wealth. We recommend further education as well as always seeking competent advice before making any financial decisions.”

There’s a ‘fair dinkum’ Australian greeting for you!
It makes me laugh when they call me “mate!” In NZ only men call their male friends “mate”! I’m not complaining however; everyone is very friendly here in the “Lucky Country”. It’s a wonderful place to live and enjoy the great outdoors.
The initial purpose of this blog, to show our journey to financial freedom, has been achieved. We find it amazing how everything came together in the end! Robert Kiyosaki was the catalyst and we will be ever thankful to him. Kurek Ashley helped so much with self-development. You have to get your head right first. We learned the lessons of business by building, operating and selling a motorhome hire company. Then finally, along came the Law of Attraction which allowed us to finally ‘break through’. Financial freedom won’t happen overnight, but persevere. It is possible. Good luck!

Listening to the same thing 30 days in a row makes sure that it sinks in!! There was also an “action track” to do. It was very effective and we felt a lot happier too.
As we became more personally developed we felt confident enough to make some life-changing decisions. Using Kurek’s teachings (his “Thoughts create Actions which create Results”, is the “Law of Attraction”, which we also used), we eventually made the leap of faith; quit our jobs, sold everything and moved to Australia (our first major goal) with our young son.
Sunny Queensland is better than we imagined. We are achieving our goals and manifesting our dreams due, in no small part, to Kurek. We are deeply indebted to him for this.

Who Controls Your Mind?

Few people are aware of the thoughts that pass through their minds. Thinking is performed like a habit, in an automatic manner. If the thoughts are positive, then it is all right, but if they are negative, they may cause trouble.
The mind is like small child, who accepts and takes for granted whatever it sees or hears, without judgment and without considering the consequences. If you let your mind behave as it likes and give it complete freedom, you lose your freedom.
We are constantly flooded with thoughts, ideas and information coming through the five senses, other people, the newspapers and TV. These thoughts, ideas and information penetrate the mind whether we are aware of this process or not.
This outside flow influences our behavior and reactions. It influences the way we think, our preferences, likes and dislikes. This means that we let outside powers shape our lives. So where is freedom?
Most people think and believe that their thoughts originate from them, but have they ever stopped and considered whether their thoughts, desires, likes and dislikes are really theirs? Maybe they have come from the outside, and they have unconsciously accepted them as their own?
If there is no filter to process the thoughts that enter the mind, there is no freedom. Then all actions are like the actions of a puppet on a string, though no one will admit it.
You may object and say that the thoughts that pass through your mind are yours, but are they? Have you deliberately and attentively created every thought that entered your mind?
Why let outside influences control your mind and life? Why let other people’s thoughts control your life and mind? Do you want to make your mind free or do you prefer to enslave it to other people’s opinions and thoughts?
If you leave your mind open to every thought that passes by, you put our life in other people’s hands, and without realizing it, you accept their thoughts and act in accordance with them.
Each person is more susceptible to certain kind of thoughts than others. Certain thoughts and ideas we ignore, and others spur us to immediate action. Thoughts concerning subjects we love have more power on us than other thoughts, but even thoughts and ideas that we don’t care about, if we are frequently exposed to them, eventually sink into the subconscious mind and influence us.
Everyone has desires, ambitions and dreams that he or she may foster from childhood. They may be the thoughts of parents, teachers and friends, and which have lodged into our minds, and are carried around throughout our lives. Are they necessary? Do we need all this excessive baggage?
In order to reduce the power of outside influences and thoughts on your life, you need to be aware of the thoughts and desires that enter your mind, and ask yourself whether you really like them, and are willing to accept them into your life. Analyze your motives and actions, and you will be surprised to find out that many of them were triggered by outside influences.
You do not have to accept each and every thought, idea or information. Think and find out whether you entertain certain thoughts because you decided to do so, or because they just popped into your head due to outside influences.
Learn not to accept every thought that you encounter. Find first whether it is for your own good to follow it. It may not be so easy at the start, because the mind will revolt against this control. If you want to be the master of your mind and life, you should not let other people’s thoughts, desires and motives rule your life, unless you consciously choose so.

7 Real Estate Negotiating Tips

When we started out investing in real estate, as members of the Property Investors Association we heard an interesting talk by Dolf de Roos who is a well-known, international property investor and author, although he was born in NZ.
You may have already heard of Dolf, as he’s a colleague of Robert Kiyosaki who wrote the “Rich Dad Poor Dad” series.
Keen to get going with a property portfolio, I attended a weekend seminar by Dolf on property investing, and learnt the basics along with a lot of very useful strategies, which gave us a great head start in the game.
Here are Dolf’s Negotiating Tips:
- Don’t fall in love with the property.
- Be prepared to compromise
- Focus on your top priorities and don’t let your emotions get in the way
- Have a maximum figure in mind that you will not exceed before you begin to negotiate
- Offer a reasonable price
- Avoid ‘low-balling’
- Remember good cashflow is your bottom line, not the purchase price of the property.
It is essential to do the figures when you are buying investment property. You need to get a good spreadsheet or alternatively you can purchase property analysis software. See What is Positive Cash Flow property?
